Deal Rescue Workshop

Wednesdays at 7pm EST

Deal Rescue Workshop is a weekly live session where members bring the deals they are working on, share the challenges they are running into, and get practical feedback from the moderator and other investors in the community. Each session is focused on helping members find real solutions, whether that means renegotiating the price, changing the exit strategy, improving buyer targeting, exploring creative finance, finding partner funding, or connecting with another investor who may be able to help move the deal forward.

Here is the format for each weekly session:

1. Quick Member Check-In

Each session begins with a short check-in where members share what they are currently working on, what type of deals they are pursuing, and what kind of support they need from the group.

Each member can briefly answer:

  • What deal are you working on right now?

  • What market is the deal in?

  • What stage is the deal currently in?

  • What is the main challenge you are facing?

  • What kind of help are you looking for?

2. Deal Selection for Live Review

The moderator selects 2 to 4 deals to review during the session, depending on time. Priority can be given to deals that are time-sensitive, stuck, or have strong potential but need a better strategy.

Members should be ready to share key deal details, such as:

  • Property address or market

  • Property type

  • Asking price or contract price

  • ARV

  • Estimated repairs

  • Current offer

  • Seller motivation

  • Current exit strategy

  • Timeline

  • Main obstacle

3. Deal Presentation

Each selected member gets a few minutes to present the deal and explain the problem they are trying to solve.

4. Moderator Breakdown

After the member presents the deal, the moderator helps break it down by asking questions and identifying the core issue.

The moderator’s role is to bring clarity and help the group focus on the real problem behind the deal.

5. Group Brainstorming

The group then helps brainstorm possible solutions. This is the most valuable part of the workshop because members can bring different experiences, markets, strategies, and contacts to the conversation.

Possible solutions may include:

  • Renegotiating the price

  • Changing the offer structure

  • Finding better buyer targeting

  • Repositioning the deal to landlords, flippers, or cash buyers

  • Bringing in a JV partner

  • Finding private money or partner funding

  • Using seller financing

  • Exploring a subject-to structure

  • Switching from wholesale to wholetail

  • Switching from flip to rental

  • Reducing the scope of repairs

  • Improving the deal presentation

  • Revisiting comps

  • Adjusting the assignment fee

  • Creating a stronger buyer package

  • Walking away if the deal does not make sense

6. Action Plan for the Member

Before moving to the next deal, the moderator helps the member turn the feedback into clear next steps.

For example:

  • Call the seller and renegotiate the price

  • Send the deal to a specific type of buyer

  • Get a second repair estimate

  • Recheck comps within a tighter radius

  • Create a cleaner deal packet

  • Contact a private lender

  • Explore a creative finance offer

  • Follow up with the title company

  • Bring the deal back next week with updates

The goal is for every featured member to leave with a specific plan, not just general advice.
